1. Introduction
These Terms & Conditions govern all bookings made through the Osit Stays website.
By making a booking with Osit Stays, you agree to these Terms & Conditions.
Osit Stays is a trading name of Osit Realty Limited, registered in England and Wales.
2. Booking Confirmation
A booking is confirmed once:
- Full payment or any required deposit has been successfully received.
- You receive a booking confirmation email.
We reserve the right to refuse any booking at our discretion.
3. Guest Eligibility
The lead guest must:
- Be at least 18 years old.
- Provide accurate booking information.
- Be responsible for all guests staying at the property.
4. Property Occupancy
Only the number of guests stated in your booking confirmation may stay at the property.
Additional guests are not permitted without prior written approval from Osit Stays.
Unauthorised guests may result in additional charges or cancellation of your booking without refund.
5. Check-in & Check-out
Standard Check-in:
From 3:00 PM
Standard Check-out:
By 11:00 AM
Check-in instructions are normally sent 24 hours before arrival.
For security reasons, the key safe access code will usually be provided 15–30 minutes before your scheduled check-in time.
Early check-in and late check-out may be available subject to availability and may incur an additional charge.
6. Payments
Payments are securely processed through Stripe and PayPal.
We do not store your payment card details.
All prices displayed on our website are inclusive of applicable taxes unless otherwise stated.
7. Security Deposit
Certain bookings may require a refundable security deposit.
The amount and payment method will be communicated before arrival.
Provided no damage, excessive cleaning, missing items, or breach of these Terms & Conditions has occurred, your security deposit will normally be refunded after inspection of the property.
8. Cancellations
Cancellation terms are shown during the booking process and within your booking confirmation.
By making a booking, you agree to the applicable cancellation policy.
9. Guest Responsibilities
Guests agree to:
- Respect neighbours.
- Keep noise to a reasonable level.
- Leave the property in a reasonable condition.
- Follow all House Rules.
- Use the property responsibly.
- Report any damage immediately.
10. Smoking & Vaping
Smoking and vaping are strictly prohibited inside all OSIT Stays properties.
Guests may smoke only in designated outdoor areas where permitted.
Failure to comply may result in additional cleaning charges.
11. Pets
Unless specifically agreed in writing before arrival, pets are not permitted.
12. Parties & Events
Parties, events, large gatherings, and unauthorised celebrations are strictly prohibited unless agreed in writing before arrival.
Failure to comply may result in immediate termination of your stay without refund.
13. Property Damage
Guests are responsible for any damage caused during their stay.
Where appropriate, repair or replacement costs may be deducted from the security deposit or charged separately.
14. CCTV
For the safety and security of guests and our properties, external CCTV may be installed at selected properties.
No CCTV is installed inside guest accommodation.
15. Maintenance
While every effort is made to ensure all facilities are available, we cannot guarantee uninterrupted access to every appliance, utility or service.
Where possible, any issues reported during your stay will be addressed promptly.
16. Force Majeure
Osit Stays shall not be liable for failure to perform its obligations due to circumstances beyond our reasonable control, including but not limited to:
- Severe weather
- Flooding
- Fire
- Power failures
- Government restrictions
- Industrial action
- Other unforeseen events
17. Liability
Osit Stays accepts no responsibility for:
- Loss of personal belongings.
- Vehicles parked at the property.
- Injuries resulting from misuse of the property or failure to follow instructions.
Nothing within these Terms excludes liability where such exclusion would be unlawful.
18. Special Occasion Room Setups
Where guests request a bespoke room setup, the design, decorations, and associated costs will be agreed in advance.
Full payment may be required before the setup is completed.
As these services are personalised, they may be non-refundable once preparation has commenced.
19. Complaints
If you experience any issue during your stay, please contact us immediately.
We will always aim to resolve any problems as quickly as reasonably possible.
20. Privacy
Your personal information is processed in accordance with our Privacy Policy.
21. Changes to Bookings
Changes requested after confirmation are subject to availability and may incur additional charges.
22. Governing Law
These Terms & Conditions are governed by the laws of England and Wales.
Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
